These Terms govern your use of fundfl.com (the "Site"). By using the Site, you agree to them.

1. About This Site

The Site is operated by Nick Grisanti, a Mortgage Loan Originator (NMLS #2719729) ("we," "us," "our"), acting under the sponsorship of C2 Financial Corporation (NMLS #135622). FundFL is a marketing name; it is not a lender. All mortgage-loan applications submitted through the Site are processed by or through C2 Financial Corporation and its wholesale lender network.

2. No Offer, No Commitment to Lend

Nothing on the Site constitutes an offer to lend, a commitment to lend, or a guarantee of any interest rate, APR, loan product, or loan term. All rates, programs, and terms described on the Site are indicative only, are subject to change without notice, and are conditioned upon credit approval, property appraisal, title review, underwriting guidelines, and other customary loan-program requirements. No loan application is complete until submitted in writing with all required documentation and acknowledged by the applicable lender.

3. Informational Content Only; Not Professional Advice

Content on the Site, including articles, calculators, rate displays, scenario analyses, and educational materials, is provided for general informational purposes only. It does not constitute legal, tax, accounting, financial, investment, or real-estate advice. You should consult your own licensed advisors regarding your specific situation before making any financial or real-estate decision. Use of the Site does not create a broker-client, fiduciary, attorney-client, or advisor-client relationship.

4. Calculators and Rate Displays

The payment calculator, DSCR calculator, rate-sensitivity tables, and any other interactive estimation tools on the Site produce estimates only, based on the inputs you supply and assumptions we believe to be reasonable. Results are not pre-qualifications, pre-approvals, or commitments and may not reflect taxes, insurance, HOA dues, mortgage insurance, escrow reserves, or actual closing costs. Actual loan terms depend on your credit profile, property, loan program, and market conditions at the time of lock. Rates shown elsewhere on the Site are national averages sourced from the Federal Reserve Economic Data (FRED®) service and are not offers of credit. You should not rely on any calculator output as a basis for financial decisions without verifying terms in writing with a licensed originator.

5. Your Account & Submissions

You agree that any information you submit through the Site — including contact forms, application intake forms, calculator inputs, and communications — is true, accurate, and complete to the best of your knowledge. You may not submit information about another person without that person's authorization. You are solely responsible for maintaining the confidentiality of any credentials used to access loan-application portals. Notify us immediately if you suspect unauthorized access.

6. Acceptable Use

Please use the Site lawfully and in good faith. Don't submit false or misleading information (including misrepresenting income, assets, employment, or identity), attempt to disrupt or gain unauthorized access to the Site, or scrape or copy Site content for republication.

7. Intellectual Property

The Site and all of its content — including text, layout, graphics, logos, calculator code and methodology, and the FundFL name — are owned by or licensed to Nick Grisanti and are protected by U.S. and international intellectual-property laws. You are granted a limited, revocable, non-exclusive, non-transferable license to access the Site for your personal, non-commercial use. All other rights are reserved.

Third-party trademarks (including FRED®, NMLS®, and lender names) are the property of their respective owners and used for reference only.

8. Disclaimer of Warranties

The Site and its content, calculators, and tools are provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of accuracy, completeness, fitness for a particular purpose, or uninterrupted availability. Your use of the Site is at your own risk.

9. Limitation of Liability

To the maximum extent permitted by law, Nick Grisanti and C2 Financial Corporation are not liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, or goodwill, arising out of your use of the Site. Some jurisdictions do not allow these limitations; in those, the limitations apply to the fullest extent permitted by law.

10. Indemnification

You agree to indemnify, defend, and hold harmless Nick Grisanti, C2 Financial Corporation, and their respective officers, directors, employees, agents, and affiliates from and against any and all claims, damages, liabilities, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or related to (a) your use of the Site; (b) your violation of these Terms; (c) your violation of any law or the rights of any third party; or (d) any information, content, or materials you submit to the Site.

11. Governing Law & Dispute Resolution

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-laws principles. Except as otherwise required by law, any dispute arising out of or relating to these Terms or the Site shall be resolved exclusively in the state or federal courts located in Florida, and you consent to the personal jurisdiction of those courts.

12. Electronic Communications & E-Sign Consent

By using the Site and providing contact information, you consent to receive communications from us in electronic form (email, SMS where authorized, and on-site notices). Electronic communications satisfy any legal requirement that communications be in writing. You may withdraw consent for marketing communications as described in our Privacy Policy; certain transactional communications related to an active loan application may continue as required by law.

13. Third-Party Links & Services

The Site may link to third-party websites, applications, or services (including NMLS Consumer Access, lender portals, and rate data providers). We do not control and are not responsible for third-party content, policies, or practices. Your use of third-party services is governed by their own terms and privacy policies.

14. Termination

We may suspend or terminate your access to the Site at any time, with or without notice, for any reason, including suspected violation of these Terms. Sections that by their nature should survive termination (including Sections 8–12) will survive.

15. Changes to These Terms

We may update these Terms from time to time. The "Last Updated" date at the top reflects the most recent revision. Material changes will be posted on this page; continued use of the Site after the effective date constitutes acceptance of the updated Terms.

16. Severability & Entire Agreement

If any provision of these Terms is held unenforceable, the remaining provisions will remain in full force and effect. These Terms, together with the Privacy Policy and any loan-application documents you sign, constitute the entire agreement between you and us regarding your use of the Site and supersede any prior understandings on the subject.
